ARE THE RESIDENCES FREEHOLD OR LEASEHOLD?
Lion Residences will be a Freehold Strata Titled Unit Development. As the Residences are not leasehold there is no ground rent to pay. Body Corporate levies, rates and utility charges will be payable direct in the usual course.
ARE THERE ANY RETAIL SHOPS FOR SALE?
No. There are however two commercial units and one office space
HOW MANY RESIDENCES?
There are approximately 3 New York style lofts, 4 Terrace Houses, 44 apartments and 2 commercial units in the Lion Residences. The residences range in size from 43m² to 141m²
ARE THERE ANY RETAIL SHOPS FOR SALE?
No. There are however two commercial spaces and one office space

HOW MANY CAR PARKS ARE THERE?
There are 51 car parks located in the basement levels of Lion Residences, of these 46 are part of the German made Woehr car stacking systems www.woehr.de/en/ . These car parks are purchased separately as a shared Auxiliary Unit and are maintained by the Body Corporate. These carparks are allocated to specific units with the smaller units being sold with no car park. There will be a waiting list developed so that any car parks unsold can then be allocated off the wait list.
WHAT FACILITIES DOES LION RESIDENCES HAVE?
From a legal perspective, the facilities and common space areas are owned by all Lion Residences owners (Body Corporate) as common property. All owners and tenants of Lion Residences will have the right of use of the common property. Responsibility for maintenance and upkeep of all common property rests with the Body Corporate.
HOW MUCH STORAGE DO I GET?
There is a storage cupboard provided for in most units. Space was very limited and it was required by council to provide for a bicycle rack for each unit as a priority.
HOW MANY LIFTS ARE THERE IN THE BUILDING?
There is 1 high speed lift in Lion Residences
ARE THERE ANY OPTIONAL LAYOUTS WITH MY RESIDENCE PURCHASE?
Lion Residences has been configured to offer a broad diversity of apartment layouts. This provides a wide range of choice to suit your particular living style and household needs.
ARE THE RESIDENCES WIRED FOR TELEPHONE, INTERNET AND SKY?
All residential apartments are wired for telephone and high speed internet cabling to all living and bedroom spaces. All residential apartments are linked into a central distribution for satellite television reception, with owner supplied decoders. Owners and residents are free to choose their own selected service providers for satellite television, telephone and internet, which will be payable directly by residents in the usual course.
HOW DOES THE HOT WATER SYSTEM WORK?
Each residence has its own hot water cylinder
HOW SECURE WILL MY RESIDENCE BE?
Whilst the geometry of high rise buildings means they are inherently secure we have left nothing to chance. All entrances to Lion Residences have secure doors, which can be opened by proximity card reader. Each Residence will also have an intercom, video and remote button to release the entrances to let in visitors. The building is supplied with basement CCTV cameras.
WHO WILL MANAGE THE PROPERTY?
The Body Corporate will appoint a building manager for Lion Residences and will be responsible for ensuring the proper day to day management of the building and its services. The Developer will appoint a management team prior to settlement to ensure a smooth handover of the building operations to the Body Corporate. Owners will be responsible for the management of their individual residence. If the residence is purchased as an investment we can recommend a number of independent professional rental property managers.
BODY CORPORATE LEVIES
There are Body Corporate levies payable for the ownership of each unit. Please refer to the Preliminary Body Corporate Budget, which is available on request.
WHAT DOES THE BODY CORPORATE DO?
The Body Corporate controls the administration and the general running of Lion Residences. This extends to all “common areas” owned by the Body Corporate members. The Body Corporate is responsible for all general maintenance and upkeep of all facilities; including the car stacking system, foyers and corridor areas, exterior of the building, roof, common services and lifts. The Body Corporate is also responsible for administering health and safety compliance, obtaining a building warrant of fitness and insurance for the overall building (you will need to take out your own insurance in respect of any contents).
The Body Corporate and proceedings of Body Corporate meetings are governed by the Body Corporate Rules and unit titles act, a draft of the Body Corporate Rules is available on request.
You will be able to attend Body Corporate meetings and you will have a vote in the various affairs and matters considered by the Body Corporate at its Annual General Meeting. The meeting will have required voting thresholds being 51% for ordinary resolutions and 75% majority votes for special resolutions.
The Body Corporate will have a Committee made up of elected owners. They will be responsible for running the Body Corporate. The committee may also engage a professional Body Corporate management company to ensure all matters are attended to on members’ behalf.
WHAT COSTS FORM PART OF THE BODY CORPORATE COSTS AND HOW ARE COSTS ALLOCATED AGAINST THE VARIOUS AREAS OF LION RESIDENCES?
All costs incurred by the Body Corporate in managing and paying for the upkeep, repairs and maintenance (including replacements) of all common areas and the general management and administration of the Body Corporate will be included in the Body Corporate costs.
These will be “levied” to owners and payable quarterly, or earlier where circumstances warrant.
The Body Corporate is to be tasked with ensuring that all costs are reasonably and properly incurred, and these costs will be transparent and audited yearly or as agreed by the Body Corporate.
WHEN WILL THE BUILDING START/FINISH?
Construction is anticipated to commence, subject to satisfying the conditions in clauses 7.1(a) (b) and (c) of the Sale and Purchase Agreement, around November 2017 and continue for a 22 month period, with practical completion scheduled for mid 2019.
The above time frames are based upon the best information to date, however no warranty is given. The development team will provide regular updates to all purchasers during the course of construction to ensure purchasers are kept up to date with progress.
CAN THE DEVELOPER MAKE VARIATIONS TO LION RESIDENCES PLANS AND OUTLINE SPECIFICATIONS?
There are instances in which legislative changes and Local Territorial Authorities require the Developer to make changes to abide by contractual law, best practice at the time or because certain materials are not available. Yes, changes can be made. If materials are changed, they must be of equal quality and value to those shown in the plans and outline specifications.
WILL A GUARANTEE BE PROVIDED BY THE BUILDER AND OTHER CONTRACTORS?
We have developed a schedule, which sets out the likely scope of guarantees that will be provided by the–– builder and other contractors involved in the construction of Lion Residences. Whilst the schedule is not intended to be exhaustive it does indicate the areas where warranties are likely to be provided. All warranties and guarantees will be assigned to the Body Corporate at completion. This schedule is available on request.
IS LION RESIDENCES WEATHERTIGHT?
The building has been designed to the up most standards to meet the structural and weather tightness requirements of the New Zealand Building Code. Please refer to the separate weather tightness document.
IS THE BUILDING BUILT TO SEISMIC CODES IN NEW ZEALAND?
The building will be designed and built to the New Zealand Building Code. Being a high-rise apartment building, all design and structural features of Lion Residences will be specified by a qualified structural engineer. The building when complete will have an A+ grade seismic rating.
ARE THE WINDOWS DOUBLE GLAZED?
The external windows and sliding doors (where applicable) will be either single glazed or double glazed to meet NZBC H1 (Energy Efficiency) as assessed by a qualified engineer.
WHO IS THE DEVELOPER?
The Developer is Lion Residences Ltd.
CAN THE PRICE INCREASE FROM WHAT IS AGREED?
No, the price is the price. We have factored construction price escalation into our sales prices and cannot raise prices arbitrarily.
DOES THE PRICE INCLUDE GST?
Yes, GST is included in the price for all residential apartments. The GST for residential sales are a cost to the Developer. The commercial units will be sold plus GST (if any). Commercial purchasers will be required to register for GST.

HOW WILL I BE KEPT INFORMED OF THE PROGRESS?
All purchasers will be kept well informed of progress during construction by way of quarterly newsletters and regular updates on the project website.

You are purchasing a Freehold Strata Titled Unit in Lion Residences. Details of the plans and outline specifications that are attached to the Agreement for Sale and Purchase are available upon request.

Visit the Show Room at 2 Mountain Road, Epsom. Drive down the right of way between Les Mills and 2 Mountain Road. Follow the signs for parking. The showroom is up the ramp to the rear.
